Florida hunting oasis spanning nearly 4,000 acres lists for $14.89M

A large swath of the Sunshine State has hit the market. 

An hour’s drive from Tallahassee, this 3,870-acre expanse of Florida is looking for a new owner to lord over its vast terrain. 

Known as Mays Island Timberland, the property is predominantly located in the town of Greenville.

Within the tract is a diverse array of natural habitats easily traversable via a “well-established road system,” according to the listing, which seeks $14.89 million.

“It is hard to believe that you can experience such a natural locale that is overflowing with wildlife only an hour’s drive away from Florida’s capitol building in Tallahassee,” said Saunders Ralston Dantzler Real Estate senior advisor Bryant Peace, who holds the “turnkey” listing. 

The area’s ample array of forested wetlands, he added, serve as “a river of life” and endow the land with a rich diversity of plant and animal species, including game such as whitetails.

“The abundance of water resources and fertile upland soils make this asset valuable, both from an existential and monetary perspective, as the state of Florida continues to financially incentivize landowners to conserve similar assets through the purchase of conservation easements,” he added. “The tandem of recreational and conservation value make this asset a scarce commodity.”

In addition to offering various agricultural opportunities (namely pine production and the potential to be leased to a farm for annual income), there are also various structures already built on the site.

The main lodge measures in at 3,500 square feet and includes four bedrooms, three bathrooms and a pool. There is also a 1,300-square-foot four-bedroom, two-bathroom guest lodge, two additional homes for management staff and “various storage barns for equipment.” 

“The facilities and infrastructure have been well developed without detracting your attention from the property’s natural ecology,” said Peace.
