How much would Carrie’s new Gramercy apartment in ‘And Just Like That’ really cost?

Carrie Bradshaw and her Manolos will have plenty of room in her new Gramercy apartment — but what would the sex columnist and fashion guru actually pay IRL for the stunning 1,700-square-foot apartment?

In the “Sex and the City” spinoff “And Just Like That,” Carrie, played by Sarah Jessica Parker, upgrades her one-bedroom West Village apartment to a beautiful brownstone in the exclusive Gramercy Park area so that she and her on-again boyfriend, Aidan (John Corbett), could have a place big enough for two.

However, at the end of Season 2, Aidan tells Carrie that they have to put their relationship on hold for five years so that he can ditch the city and take care of his son — leaving his longtime lover alone in her brand-new (and pricey) pad.

The Post spoke to Lauren Mitinas-Kelly, a real estate expert on “Owning Manhattan” star Ryan Serhant’s powerhouse brokerage and founder of her own LMK Limitless team, who shared why Carrie — and her heels— made the perfect purchase and how much it could cost the average Joe today.

Where is Carrie’s apartment?

How much is Carrie’s new home worth IRL?

A listing from 2019 shows that the Gramercy property was listed for $4,495,000, and it sold for that price. Mitinas-Kelly compared the 1,700-square-foot apartment to others from the last 12 months in the lovely location and shared that on a purely per-square-foot basis, Carrie’s place would be worth roughly $2.4 million.

However, there are several reasons why she believes the home would still sell between $4.5 and $5 million today, adding there has been an “overall uptick in pricing in downtown co-ops since the pandemic,” and Sarkissian agrees.

The neighborhood

Carrie’s place is located directly on the park, with Mitinas-Kelly noting that only two of the five comps she reviewed were situated there.

“As we know, being on the park makes the owner one of the chosen few given access to the supreme exclusivity of a key to the park. It’s one of the most coveted ‘private members’ clubs in town,” she exclusively told The Post.

To compare, Mitinas-Kelly said the LMK Team at Serhant recently accepted an offer just shy of $6 million for a condo in a new amenitized building located just two blocks away from Carrie’s brownstone.

Sarkissian also mentioned the value of the location, telling The Post, “Homes which are on and near Gramercy Park are precious and rare. The exposure on the show is just underscoring what every New Yorker knows: that everyone aspires to live on Gramercy Park!”

“Gramercy is known for its classic Beaux Arts architecture and its famous occupants yet this quintessential neighborhood is also evolving into the modern era with new construction buildings everywhere,” she continued. “I think Gramercy is a symbol for the ever-changing and all-enduring appeal of Manhattan. It’s the perfect neighborhood for Carrie.” 

Sarkissian shared that luxury real estate buyers “are already putting this storied neighborhood at the top of their list,” adding, “At 200E20TH Street, our Penthouses have views of Gramercy Park and the NYC cityscape, and our location one block away has been an amazing selling point. We launched sales nine months ago and the building is already mostly sold.”

The Building

Mitinas-Kelly pointed out that Carrie’s new apartment is in “one of the most coveted, boutique, Greek Revival buildings on the Park.” It was built in 1846, and there are only nine units.

Listing off several unbelievable features from the 11-foot ceilings and wood-burning fireplace to the marble master bath with heated floors and views of Gramercy Park and Calgary St. George’s Church, Mitinas-Kelly told The Post, “This apartment is truly one of a kind and dripping in style. They just don’t make this location and buildings/apartments like this anymore.”

Sarkissian also gushed over the “charming details” of Carrie’s “turn-of-the-century” co-op, highlighting the townhouse’s “cast-iron lacework entrance, its parlor floor windows facing Gramercy Park with beautiful verdant views, the private primary suite in the back with its octagonal shape and serene views,” which she called “all dreamy!”

But there are downsides

While Carrie will thrive in her new home, Mitinas-Kelly shared that owning a co-op on Gramercy “really limits your buyer pool,” adding that for the high price, “it’s not full service.” The building doesn’t have a doorman, doesn’t allow pieds-à-terre (which also restricts foreign purchasers) or subletting, many features that any New Yorker would expect with a multimillion dollar price point.

“Also, the financial review and interview process is very rigorous,” she explained about the buying process, “and so few buyers will be ‘welcome’ to the building” — however, she does believe it suits Carrie just right.

Sarkissian noted that “maintenance in NYC includes HOA and real estate taxes,” adding that while the building’s fees “are reasonable,” one “always needs to consider the capital improvements potentially ahead in a building of this age”— but she, too, thinks it’s the “perfect” location for Carrie.

“It’s actually the perfect fit and choice for a well-heeled, professional, true New York woman such as Carrie Bradshaw!” Mitinas-Kelly shared with The Post. “She even has space for her very own, huge walk-in closet and vanity!”

“It goes to show that the market is what someone is willing to pay for it,” she added, “and this apartment is a unicorn for so many reasons.”

Sarkissian shared that the area “fits the evolution of Carrie’s character and her lifestyle in NYC through the years, especially in this new act.”
